The Land

Why this land matters

At the heart of Sandbaai lies a significant area of land that has historically been planned for community use.

Today, portions of this area are occupied by existing community and institutional facilities, while significant portions remain undeveloped.

We believe this remaining open space represents a rare opportunity to create a lasting public asset for Sandbaai.

A history of community use

Sandbaai Hall and the Groenberg Jukskeiklub demonstrate that this area has already played an important role in providing community facilities.

Other portions of the broader area have been allocated for institutional purposes.

The remaining open land presents an opportunity to continue that community legacy by providing recreational, ecological and gathering spaces for current and future residents.

The land proposed for Sandbaai Park

Sandbaai Park is proposed across the identified erven shown on our map.

The site is centrally located within Sandbaai and is surrounded by established residential and community uses.

Its location makes it particularly suitable for a community park: residents should be able to access recreational facilities within their own neighbourhood rather than having to travel elsewhere.

Community land is a finite resource

Sandbaai continues to grow.

As development increases, undeveloped land within the community becomes increasingly valuable.

Once a significant portion of community land is permanently committed to another use, the opportunity to create a major public recreational space may be lost.

That is why we believe the remaining land deserves a long-term vision.

The land is not all the same

The Sandbaai Park proposal recognises that the site contains areas with different characteristics and values.

Our intention is not to treat the entire site as a development opportunity.

Instead, the proposal seeks to identify appropriate areas for active recreation while retaining and protecting natural areas.

Areas suitable for sports, exercise, children’s play and other active uses.

Spaces for gathering, picnicking and community activities.

Areas where indigenous vegetation and wildlife can be protected.

Opportunities to teach residents and visitors about the natural environment.

Protecting the opportunity

The central question is not simply:

“What can be built on this land?”

It should also be:

“What can this land contribute to Sandbaai?”

We believe the answer is a long-term community asset that combines recreation, conservation and community use.
